THE PROCESS
- Consultation
We will discuss what your ideal property is, your timeline and price point as well as my role as your agent. We will cover Telluride neighborhoods specifics and current market conditions. We will formulate an acquisition strategy. - The Search
After I source open-market & off-market opportunities we will begin touring properties either in person or via FaceTime. Once you find the property you love, you are ready to make an offer! - Pre-Approval & Financing
Unless you are a cash buyer, the Pre-Approval is your next step. I will provide you with a list of local lenders who understand the intricacies of our unique market and successfully finance the majority of Telluride’s loan transactions. - Offer
Offers are made in writing and will be relayed to the Seller’s agent. I will negotiate aggressively on your behalf to get you the best deal possible. Not everything is negotiable however and often the Seller will reply with a counteroffer, which often marks the beginning of a back-and-forth process until both parties reach an agreement on price and terms. Transactions in the Town of Telluride, Mountain Village, Aldasoro and others require a transfer fee of 3% of the purchase price, which is typically a responsibility of the buyer. - Contract Management & Due Diligence
You are under contract. Congratulations! From this point on it typically takes 30-45 days to complete the purchase of your property, sometimes longer if there is financing involved. The next step is to get in touch with your bank and schedule a wire for the earnest money deposit, which is typically due within 5 business days. I will connect you with an attorney who will assist you in the due diligence process. I will keep you informed on the dates and deadlines and ensure they are being followed as well as continue to provide guidance every step of the way. - Closing & Possession
You are near the finish line! It’s time to schedule the wire of the funds to the title company and review your closing documents. During the closing you will sign documents for ownership. Once the funds have been received by the title company you’ve officially purchased your new home. It’s time to celebrate!
